As a long time and experienced investor, I have worked with many commercial real estate agents. Most care more about closing deals for the sake of their commission, rather than the actual merits of the deal itself or the needs of their clients. I see a lot of deals presented in ways that make some general sense on paper, but ignore details, large and small, that affect the value of the asset to me as an owner and operator. For this reason, I have always been wary of the value that agents bring to real estate investing. The exception is Morgan and Partners CRE. The first purchase in which they represented me came during the depth of the financial crisis when credit was tight and no one was buying. I was extremely skeptical of everything that came across my desk, but they persisted. They listened to my concerns and acknowledged the downside risk to me not just in terms of return on equity, but also the opportunity cost of operating a building that seemed like a serious management hassle. Long story short, it turned out to be one of my best investments, and I could not have done it without Morgan’s patience and integrity. We’ve now been working together for over 10 years and have closed many deals together and plan to do many more.
